Meritage Homes proposes 56-home subdivision on 12 acres

CAVE CREEK – As part of the Area 25 Specific Area Plan (SAP), the 12 acres behind Lowe’s that were initially excluded from the SAP, then included after reconsideration, then excluded, then included again, Meritage Homes has submitted a rezoning application to the town.

Initially, the SAP envisioned a three-story resort, hotel, assisted living facility, or other multi-family type development for the parcel.

However, neighbors balked at the notion.

Meritage is proposing the development of 56 single-family homes on the parcel.

The project, which would be allowed within the SAP’s CB zoning, provides a density of 4.66 homes per acre and a residential buffer to the lower-density residential zoning to the east and north, and from the high-intensity commercial development to the west (Lowe’s and CVS), which are located within the town of Carefree.

As part of Cave Creek’s rezoning process, Meritage will be hosting a community meeting at 6 p.m. on Thursday, Dec. 3 at Cave Creek Town Hall for any interested parties to learn about the proposal.
